In short: in Dubai the Golden Visa is a 10-year residence with no sponsor, issued by GDRFA. The thresholds: property worth at least AED 2 million on the current DLD valuation, including off-plan from an approved developer; an AED 2 million bank deposit frozen for two years, an AED 2 million share in a UAE company, or AED 250,000 in tax a year; for entrepreneurs, a Dubai Future Foundation nomination with a project earning AED 1 million a year, an incubator project earning AED 2 million or a past exit of AED 7 million; a monthly salary of AED 30,000 with a bachelor's degree and MOHRE level 1 or 2; or, for outstanding students, 95% in high school or a GPA of 3.5 (3.8 at a category B UAE university). Scientists, specialists, talents, humanitarian pioneers and frontline heroes need a nomination first. This checker is a guide, not an official decision, which only GDRFA or ICP can give.
An indicative test against the official thresholds for the Golden Visa routes people ask about most. It will not tell you that you definitely qualify, because nothing can short of an assessment against your actual documents, but it will tell you quickly if you do not, and what your next best route is.
| Route | Threshold | The detail that trips people |
|---|---|---|
| Property investor | AED 2,000,000 | Completed or off-plan (from an approved developer), on the current DLD valuation; a mortgaged property needs the bank's no-objection letter showing the amount paid and the balance |
| Joint owner | AED 2,000,000 share | For jointly owned property, your own share must reach AED 2 million (GDRFA) |
| Skilled professional | AED 30,000 a month | Bachelor's degree, a valid UAE work permit and MOHRE occupation level 1 or 2 |
| Public investor | AED 2,000,000 | A bank deposit frozen for at least two years or your share of a UAE company's assets; or AED 250,000 in tax paid a year (GDRFA) |
| Entrepreneur | AED 1,000,000 income | Nominated by the Dubai Future Foundation: a registered project earning AED 1,000,000 a year, an incubator-backed project earning AED 2,000,000, or a project you founded and sold for at least AED 7,000,000 (GDRFA) |
| Outstanding student | 95% or GPA 3.5 | High school 95%; a UAE university GPA of 3.5 (category A) or 3.8 (category B), or a top-100 world university with 3.5, within two years of graduating (GDRFA) |
A mortgaged property can qualify. The value that counts is the current DLD valuation of the property, which must reach AED 2 million, and the bank's no-objection letter must state the amount paid and the balance. Expect the Land Department to place a lien on the property for the life of the residence.
Nominated categories (scientists and researchers, specialists in health, education and industry, exceptional talents, humanitarian pioneers and frontline heroes) turn on a nomination rather than a number you can type in, so the checker tells you who nominates and stops there. Those criteria, and the expanded categories, are in our Golden Visa eligibility criteria guide.
Illustrative scenarios, not real cases, showing how the checker applies each rule. Fees are the published government lines for the main applicant, before health insurance.
| Situation | Rule applied | Checker result |
|---|---|---|
| Inside the UAE on AED 35,000 a month, bachelor's degree, MOHRE level 1 | AED 30,000 monthly salary, degree, level 1 or 2 (ICP, GDRFA) | Meets the skilled professional thresholds; GDRFA lines AED 3,770 (permit fee 1,100, years 3 to 10 800, inside-country 500, 10-year Emirates ID 1,100, Dubai Health medical 270) |
| AED 25,000 a month, bachelor's degree, MOHRE level 2 | AED 30,000 for Golden; Green Visa needs AED 15,000, a degree and level 1 to 3 | Not Golden yet: AED 5,000 short. Alternative: the 5-year Green Visa, which these answers meet |
| Dubai villa worth AED 2.5 million in one name, completed, mortgaged | AED 2 million value met on the DLD valuation; bank no-objection letter showing the amount paid and the balance | Meets the property thresholds; the bank letter goes in the file |
| Apartment worth AED 3 million, owned half and half with a business partner | Own share must reach AED 2 million (GDRFA); Dubai's 2-year visa accepts a co-owner's share of AED 400,000 | Not Golden: the AED 1.5 million share is short. Alternative: Dubai's 2-year property investor visa |
For a property file in Dubai, the Dubai Land Department's package is AED 9,884.75 for the main applicant; every line is in the Golden Visa fee calculator. If you meet the thresholds, our Golden Visa service in Dubai covers the document review and filing.
On salary: someone earning AED 15,000 to AED 30,000 a month with a bachelor's degree and a MOHRE level 1 to 3 role usually qualifies for the Green Visa instead: five years, self-sponsored, with 180 days of grace if the job ends.
On property: in Dubai, the Land Department's 2-year property investor visa accepts a sole owner regardless of the property's value, and a co-owner whose share is at least AED 400,000. That AED 400,000 figure belongs to the 2-year visa, not the Golden Visa. Property owners close to AED 2 million can also combine several properties in their name; see Golden Visa for property investors.
The checker flags both automatically, because they are the most useful things we can tell someone in those bands.
Full criteria for every route are in Golden Visa eligibility in 2026, and the routes for nurses, teachers and doctors in Golden Visa for teachers, doctors and nurses.
Fees paid on a refused application are generally not refunded, and correcting the file and applying again costs time. We will tell you honestly if you do not qualify: that is worth more to you than an optimistic submission.
Off-plan, yes, if it is worth at least AED 2 million and bought from an approved developer, with the developer's confirmation. Mortgaged, yes: the property must reach AED 2 million on the current DLD valuation, and the bank's no-objection letter must state the amount paid and the balance.
Only if your own share is worth at least AED 2 million, according to GDRFA's Golden residence card for investors.
GDRFA says "monthly salary" and does not specify basic. GDRFA asks for six months of bank statements showing the salary transfers, together with a bachelor's degree and MOHRE occupation level 1 or 2.
For property investors, the Dubai Land Department's package is AED 9,884.75. For other routes, GDRFA's Golden residence lines are AED 1,900 (the AED 1,100 permit fee plus AED 800 for years 3 to 10), plus AED 500 inside the country, with a 10-year Emirates ID at AED 1,100 and the medical test.
No. ICP's Golden Residency guide links to its own eligibility check on the ICP smart services platform, which leads into an application. This checker is an independent guide that applies ICP's, GDRFA's and the Dubai Land Department's published thresholds to your answers. Only ICP, or GDRFA for Dubai files, can approve a Golden Visa.
At least 95% in high school, attested by the Ministry of Education. University graduates need a GPA of at least 3.5 from a world top-100 university, or from a Category A UAE university (3.8 for Category B), within two years of graduating. ICP approval comes first, and this residence is not renewed when it ends (GDRFA).
Yes, under the public investment route: AED 2 million deposited with an accredited UAE bank and frozen for at least two years, a share worth AED 2 million in a UAE company's assets, or AED 250,000 a year in tax paid by your UAE businesses (GDRFA). Choose "Public investor" in the checker.
Property, public investor, salary, entrepreneur and student thresholds and the fees re-checked 20 October 2026 against GDRFA's Golden residence cards for investors, specialists and skilled professionals, entrepreneurs and top students, ICP's Golden and Green Residency guides, and the Dubai Land Department's Golden Visa service. This checker is a guide to the published rules, not an official decision.
