The Golden Visa is the most misdescribed product in UAE residency. Most of what circulates is either out of date or describes a category the reader does not fall into. The category you qualify under determines the threshold, the documents, the duration and the approval route — so establishing that first saves everything downstream.

The property route is a 5-year Golden Visa, not a 10-year one. The 10-year duration applies to public investments, tax contribution, exceptional talent, top university students and humanitarian categories.
Buying property expecting a decade of residence is the single most expensive misunderstanding in this area, and it is repeated across a great many advisory sites.
How the property route actually works
The threshold is AED 2 million, and there is more than one way to meet it. Per the UAE Government portal, a real estate investor qualifies by purchasing a property worth no less than AED 2 million, by purchasing a property with a loan from specific approved local banks, or by buying one or more off-plan properties of no less than AED 2 million from approved local real estate companies.
The grant is supported by a letter from the land department of the relevant emirate confirming the value.
If you were told a mortgaged property disqualified you, that may not be correct — financing through an approved local bank is one of the routes the portal lists. It is worth re-checking against your own title deed and lender.
The AED 30,000 salary route
The most common professional route, and the one where files most often fail on a technicality.
What is actually assessed
- A monthly salary of no less than AED 30,000, per the UAE Government portal
- A valid employment contract registered with the relevant authority
- A bachelor’s degree or higher, attested for use in the UAE
- An occupation falling within an eligible classification
- For specialists in priority scientific and engineering fields, evidence specific to that subcategory — recommendation letters, practical experience or accredited degrees
How the salary is composed. The portal states a monthly salary of no less than AED 30,000. How a particular package is assessed against that — and which elements count — is confirmed against your registered contract, so check it rather than assuming your total package qualifies.
Unattested degree. A degree certificate that has not completed the full legalisation chain cannot support the application. This chain runs through the issuing country and routinely takes longer than the visa itself.

Why Golden Visa applications fail
- Applying under the wrong category. Each has its own evidence set; a strong file in the wrong category still fails.
- Salary assessed below the threshold once the registered contract is examined.
- Degree not attested, or attested for the wrong purpose.
- Property valuation below AED 2 million at the assessment date, or a title deed that does not reflect the claimed ownership share.
- Outstanding fines or an open case — including ILOE, traffic and immigration liabilities.
- Assuming nomination-based routes are open to application. Some expanded categories operate by nomination rather than direct application.
A rejection is recorded. It does not permanently bar a future application, but it makes the next one harder and slower — which is the argument for assessing properly before filing rather than after.
