The short version

  • Anyone charging you AED 400–500 is adding a margin of two to three times the government fee. Ask for the split.
  • Ejari gates four things: DEWA connection, family visa sponsorship, trade licence renewal, and rental dispute filing.
  • It must be renewed annually with every lease renewal — and it needs a valid Emirates ID.

Ejari is the cheapest registration in Dubai and the one that blocks the most. It is a small annual formality right up until the moment your family visa renewal or trade licence stalls because it lapsed three weeks ago.

Expired Emirates ID blocks Ejari

You cannot register or renew Ejari on an expired card. If yours has lapsed, deal with the Emirates ID renewal first — doing them in the wrong order costs a week.

Where Ejari registrations stall

  • Expired Emirates ID — the most common blocker
  • Landlord will not provide title deed or ID copy, often on older or inherited properties
  • Name mismatch between the tenancy contract and the Emirates ID
  • Unregistered or informal tenancy — a handwritten contract is not sufficient
  • Property already has an active Ejari from a previous tenant who never cancelled
  • Sub-lease without landlord consent — will not register

How much does Ejari registration cost in Dubai?

AED 177.75 through the Dubai REST app or DLD portal, or AED 219.75 at a Real Estate Services Trustee centre. Online platforms typically charge around AED 299 all-in and property managers AED 400–500, which includes their margin on top of the government fee.

Do I need Ejari for a family visa?

Yes. A registered Ejari in the sponsor's own name is required as proof of accommodation, along with a recent DEWA bill. An unregistered tenancy contract is not accepted.

How often does Ejari need renewing?

Annually, with every lease renewal, at the same fee as the original registration. A lapsed Ejari blocks family visa renewals and mainland trade licence renewals.

Can I register Ejari with an expired Emirates ID?

No. A valid Emirates ID is required, which is why an expired card is the single most common reason Ejari registrations stall. Renew the card first.

Who is responsible for registering Ejari, tenant or landlord?

Either party can file, and in practice it is usually the tenant or their agent since the tenant needs it for DEWA and visa purposes. What matters is that it is registered and current.

What if the previous tenant never cancelled their Ejari?

An active Ejari on the property will block your registration and has to be cancelled first, which usually needs the landlord's cooperation. Raise it early — it is a common cause of delay on re-let properties.
