AED 177.75 online, AED 219.75 at a trustee centre. Anyone quoting AED 400-500 is adding two to three times the government fee.
Ejari is the cheapest registration in Dubai and the one that blocks the most. It is a small annual formality right up until the moment your family visa renewal or trade licence stalls because it lapsed three weeks ago.
| Channel | Fee | Notes |
|---|---|---|
| Dubai REST app / DLD portal | AED 177.75 | Government fee, online |
| Real Estate Services Trustee centre | AED 219.75 | In person |
| Online platforms | AED 299 all-in | Government fee plus their handling |
| Property managers / agents | AED 400 – 500 | Government fee plus a substantial margin |
| Renewal | Same as registration | AED 177.75 online, AED 219.75 at a trustee centre |
Government fee passed through at cost — AED 177.75 or AED 219.75 depending on channel — with our handling fee stated separately. You should be able to see both figures on any quote you receive, from anyone.
| You need Ejari to | What happens without it |
|---|---|
| Connect DEWA | No electricity or water account in your name |
| Sponsor a family visa | Application refused — accommodation cannot be evidenced |
| Renew a trade licence | Mainland renewal blocked; market fee cannot be calculated |
| Licence a business at the address | Activity cannot be registered there |
| File a rental dispute | No standing at the Rental Disputes Centre |
Ejari expires → trade licence cannot renew → establishment card cannot renew → every employee visa transaction stops → staff drift out of status at AED 50 per day each.
Four links, and the first one is often just a landlord being slow with a renewal contract.
Document checklist
You cannot register or renew Ejari on an expired card. If yours has lapsed, deal with the Emirates ID renewal first — doing them in the wrong order costs a week.
| Channel | Typical turnaround |
|---|---|
| Online, complete documents | Same day – 24 hours |
| Trustee centre, in person | Same day |
| With a document issue | 2 – 5 days |
AED 177.75 through the Dubai REST app or DLD portal, or AED 219.75 at a Real Estate Services Trustee centre. Online platforms typically charge around AED 299 all-in and property managers AED 400–500, which includes their margin on top of the government fee.
Yes. A registered Ejari in the sponsor's own name is required as proof of accommodation, along with a recent DEWA bill. An unregistered tenancy contract is not accepted.
Annually, with every lease renewal, at the same fee as the original registration. A lapsed Ejari blocks family visa renewals and mainland trade licence renewals.
No. A valid Emirates ID is required, which is why an expired card is the single most common reason Ejari registrations stall. Renew the card first.
Either party can file, and in practice it is usually the tenant or their agent since the tenant needs it for DEWA and visa purposes. What matters is that it is registered and current.
An active Ejari on the property will block your registration and has to be cancelled first, which usually needs the landlord's cooperation. Raise it early — it is a common cause of delay on re-let properties.
