Residence Visa Renewal in Dubai

Renew before the grace period bites. Full fee breakdown, realistic timelines, and the blockers — expired Emirates ID, lapsed Ejari, unpaid ILOE — that stall most renewals.

The short version

  • Start 60 days before expiry. There is no benefit to waiting and every reason not to.
  • After expiry you get a 30-day grace period in most categories. From day 31 it is AED 50 per day.
  • The renewal is usually blocked by something other than the visa — an expired Emirates ID, a lapsed Ejari, or an unpaid ILOE fine.
  • Budget roughly AED 2,500–4,000 for a standard employment-sponsored renewal including medical, Emirates ID and insurance.

Residence visa renewal is one of the few UAE processes that is genuinely simple — provided nothing else on your file has lapsed. In practice, something usually has.

How we quote

Government fees pass through at cost. Our service fee is fixed and agreed before we start, so you can see exactly what is authority charge and what is handling.

The grace period, precisely

SituationGraceClock starts
Visa expired, not renewed30 days (some categories 60)Day after expiry
Visa cancelled by employer30 daysDay after cancellation is recorded
Golden or Green visaup to 180 daysDay after the permit lapses
After graceAED 50 per dayUnified nationally since 11 February 2026
The six-month absence rule

An ordinary residence visa is voided if you stay outside the UAE for more than six continuous months. Renewal will not fix that — the visa is already invalid and you need a fresh entry permit. Golden and Green visa holders are treated differently.

If you have been away close to six months, get the position checked before you book a return flight.

What usually blocks the renewal

In our case load, the visa itself is almost never the problem. These are, in order of frequency:

BlockerWhy it stops the fileFix time
Expired Emirates IDBlocks Ejari and most ICP transactions1 – 3 weeks
Lapsed EjariRequired as proof of accommodation1 – 5 days
Unpaid ILOE fineBlocks the underlying work permitSame day
WPS flag on the employerBlocks permits across the whole establishmentWeeks
Expired establishment cardEmployer cannot transact at all3 – 10 days
Unpaid traffic or immigration finesHeld at stampingSame day
Passport under 6 months validityRenewal refusedConsulate dependent

Every one of these is checkable before you start. That check is free, and it is the entire reason people who use a PRO rarely have renewal emergencies.

What you need

Document checklist

  • Passport with at least six months validity
  • Current residence visa page
  • Emirates ID — valid, or renewed alongside
  • Registered Ejari tenancy contract
  • Recent DEWA bill
  • Passport photographs to current specification
  • Medical insurance meeting the minimum cover
  • Employer's trade licence and establishment card, for employment sponsorship

If you are already past expiry

Establish the exact date the clock started

Expiry date, or the recorded cancellation date. This single figure determines your exposure. See our guide on overstay fines per day.

Check what else is outstanding

Settling the overstay while an ILOE fine or a WPS block remains just means paying twice for the same delay.

Decide: renew, change status, or exit

If your sponsor relationship has ended, renewal is not available and a status change or clean exit is the route. Paying the fine without a plan simply restarts the accrual.

Act — every day is AED 50

Including weekends and public holidays. Deliberation is the most expensive part of this process.

Residence visa renewal questions

When should I start my residence visa renewal?

Sixty days before expiry. The fee is identical whether you renew early or late, and starting early leaves room for the blockers that commonly surface — an expired Emirates ID, a lapsed Ejari or an unpaid ILOE liability.

How much does residence visa renewal cost in Dubai?

Roughly AED 2,500–4,000 all-in for a standard two-year employment-sponsored renewal, covering medical fitness, Emirates ID, stamping, insurance and typing. Government fees should be quoted separately from any service fee.

What is the grace period after my residence visa expires?

Generally 30 days, with some categories cited at 60, and up to 180 days for Golden and Green visa holders. After grace, overstay accrues at AED 50 per day.

Can I renew if my Emirates ID has already expired?

The Emirates ID is renewed as part of the same process, but an expired card blocks Ejari registration, which is itself required for the visa. In practice the card has to be dealt with first, which is why lapsed cards are the most common cause of delayed renewals.

Does my visa expire if I stay abroad for six months?

An ordinary residence visa is voided by more than six continuous months outside the UAE, and renewal will not restore it — a fresh entry permit is required. Golden and Green visa holders are not subject to the same rule.

Can I renew my visa myself without a PRO?

Yes, for a clean file. The value of using a PRO is the pre-check: establishing that your Ejari, Emirates ID, ILOE and employer's establishment file are all clear before you start, rather than discovering a blocker mid-process.
